So, when they approached us to produce a luxury real estate brochure suite for a yet-to-be-constructed Dallas condo development, we were, in a word: thrilled.
Since the developers hadn’t broken ground on the project yet, King & Partners knew these brochures would the first physical touch point that most potential buyers would come in contact with. To get them excited about the development from the get-go they wanted to make future residents feel like they’re a part of The Knox story from its inception.
For the luxury real estate brochure suite introducing The Knox Residences to potential buyers, the creative team at King & Partners crafted a narrative that first takes potential buyers through the vibrant, local community of Dallas’ Knox Street, walks them along the lush nature of the nearby Katy Trail and finally immerses them in the relaxed luxury of an Auberge resort.
Light and shadow reveal clues in this luxury real estate brochure suite that weaves an enticing tale.
The first thing one might notice about this sturdy capacity envelope is the sophisticated Knox logo foil stamped in gold onto a rich Mohawk Carnival Forest Green Linen stock. However, as light and shadow move across the surface, an intricate pattern of Ginkgo leaves is revealed via the countless raised and recessed grooves of a blind deboss. A staple tree found throughout Dallas’ neighborhoods, Ginkgo leaves have long featured as a motif in art and design. From ancient Chinese silk paintings to Frank Lloyd Wright’s stained glass windows, Ginkgo leaves are often symbols of peace, hope and vitality.
The textural quality of the debossed foliage interplays beautifully with the deep green hue of the cover stock and lays a foundation for the potential buyer’s journey. The multi-process magic of foil stamping combined with debossing truly elevates this piece, enticing beholders to want to know just what could be contained inside such a carefully conceived package.
How we crafted this stunning luxury real estate brochure suite.
A secure tuck flap on the back of the capacity envelope opens to reveal two hefty singer sewn brochures nestled inside: one with a Forrest Green linen cover for the property’s overview and one with a Warm White linen cover describing the residences. King & Partners’ attention to detail shows in their sourcing of Mohawk Carnival Linen cover stock for both the envelope as well as the two brochure covers. The understated elegance of the linen finish is apparent on the brochure covers and adds a subtle bit of texture to the white spaces of the debossed panels.
The 52 interior pages of the overview brochure and 28 pages of the residences brochure were digitally printed onto luscious 80# Mohawk Via Bright White Felt stock. The subtle texture of this paper continues the tactile journey for potential buyers soaking in the full bleed spreads containing faithfully reproduced photos of the breathtaking views they will soon be experiencing.
A particularly tricky request King & Partners presented was for us to duplex the covers – meaning to mount two 80# plies together to create a 160# cover – while keeping the spine only 1 ply. Additionally, they wanted to have the same Ginkgo leaf pattern embossed onto the inside covers without the pattern showing through the front or the back, which they wanted to appear with the stock’s natural linen texture. Our solution was to create a gatefold cover that we embossed with the Ginkgo pattern on both unfolded ends. We then scored the spine as well as the brochure’s outer dimensions so that, when folded in and mounted, the leaf pattern would appear only on the insides of the covers.
We knew that there was potential for the brochure to bulge slightly given the sheer number of leaves and the substantial text stock. To remedy this, we scored the covers on either side of their spines leaving enough space for the natural thickness of each brochure’s pages. This had the unintended effect of adding a slight dimensionality to the spine, which helped to showcase the singer sewn binding in a luxurious gold thread that echoed the gold foil embellishments on both covers.
