Case Study: The Knox Luxury Real Estate Brochure Suite

To truly understand the level of detail DATAGRAPHIC brings to brochure printing, one need only look at The Knox project. This luxury real estate brochure suite serves as a perfect example of how materials, design, and execution come together to tell a compelling story.

The goal was to give prospective residents a taste of life in a new Dallas neighborhood—classic, natural, and sophisticated. The designers wanted to evoke the feeling of a traditional storybook. To achieve this, we utilized a “multi-process” approach that pushed the boundaries of standard printing.
The experience begins with the envelope. We didn’t settle for a standard mailer; we produced a custom capacity envelope using Mohawk Carnival Forest Green Linen cover stock. But the real magic lay in the finishing. 

We applied an elaborate blind deboss of a floral pattern—inspired by ginkgo leaves—that covered every inch of the envelope except the sides. This created a rich, textural landscape that was stunning both visually and tactilely. To contrast the deep green and the texture, we used Gold Hot Foil Stamping for the logo, allowing the typography to pop with elegance.

Inside, the suite featured two distinct brochures: an “Overview” and a “Residences” book. We maintained brand consistency by using the same Forest Green stock for the Overview cover, again featuring the gold foil and singer-sewn binding with matching gold thread.

For the interior pages, we sourced Mohawk Via Bright White Felt Text. This choice was critical; the felt texture continued the tactile journey initiated by the debossed cover. We digitally printed the lush, full-bleed photography on our HP Indigo presses, ensuring that the images of the unbuilt residences felt real and inviting.

Perhaps the most clever detail was the “Residences” brochure cover. We used Mohawk Via Warm White Linen, a different stock than the envelope, but utilized the same blind debossing die used on the envelope’s interior. This repurposing of the die on a lighter stock created a dramatically different look while tying the entire suite together visually.

The result was not just a brochure; it was an object of desire. It successfully communicated the “storybook” quality of the property before a single brick had been laid. This is the power of high-end catalog printing when executed by masters of the craft.
